The Village of Monee collected 13 times more sales tax revenue in 2024 than it did ten years ago, in 2015.

That's according to an analysis of Illinois Department of Revenue data by Will County Gazette.

In 2015, Village of Monee sales tax revenue totaled $1.074 million, compared to $14.8 million in 2024.

An Amazon Fulfillment Center is credited for tripling sales tax revenue in Monee, which has provided funding for essential services like public safety.   

Commercial real estate brokerage Location Finders International (LFI) facilitated the move by Amazon into the village.   

“LFI is proud to have been an important piece in bringing an exponentially greater amount of sales tax revenue to the Village of Monee,” said Mike Rose, principal partner and founder of LFI, in a statement provided to Frankfort Frontier. 

Sales tax attributed to LFI accounts for approximately $5,000 in revenue per household in Monee, which collected $11,425,288 in sales tax in 2021.

The village's financial growth could allow for potential reductions in property taxes along with significant contributions to local school funding, according to Will County Gazette. 

“LFI is responsible for approximately 75% of all of the sales tax revenue in the village of Monee, without even going into real estate and property tax revenues brought to the village,” said Rose. 

A change in state laws to require sales tax for online purchases has allowed for communities like Monee to benefit from tax equity. 

In contrast, nearby communities Beecher and Peotone saw combined sales tax receipts of approximately $1.8 million. 

The boost in sales tax revenue has allowed Monee to expand its budget for the police department, which was the Village's largest expense in 2020 at $1.98 million.

The police department's budget for fiscal year 2025 is projected to increase by 83% to $3.62 million. 

The Village has invested more than $750,000 in new police and public service vehicles, with total expenditures of $783,012.77 on motorized equipment from 2021 to 2024, according to the Village of Monee Budget Book.

LFI has also developed key properties in Monee such as the Hankook Tire Building, a 721,000-square-foot facility at 25850 S. Ridgeland Ave., which is nearly the size of 13 football fields. 

The adjacent GXO Warehouse and Amazon Fulfillment ORD 4 Property spans 421,000 square feet, equivalent to about 7 football fields.

LFI's strategic annexation of land west of I-57 in October 2003 and February 2008 prevented the area from becoming part of University Park, paving the way for future development in Monee.
